Step 11 to Buying a Home: Schedule a Home Inspection

Once your offer has been conditionally accepted, it’s crucial to schedule a home inspection as soon as possible. If negotiations don’t work out, the inspection can always be cancelled.

Timing:

  • Ideally, schedule the inspection within 2-3 days.
  • During busy times, inspectors may be booked a week or more in advance.
  • The inspection report usually takes 1-2 days to be completed after the inspection.

Importance:

  • It’s important to act quickly because we need time to review the report and negotiate any repairs or credits before the conditional period ends, typically within 3-5 business days in Ontario.

Inspection Day:

  • Plan to attend the inspection.
  • Expect it to take about 2 hours for a condo and 3 hours for a single-family home.
  • Inspections are usually scheduled Monday to Friday during business hours, so you may need to take time off work.
  • Wear comfortable clothes that you don’t mind getting dirty, as the inspector might show you areas like the basement or roof. We advise not to bring any children (if possible) during this time so you can focus on your home.

Booking the Inspection:

  • If you need help schedule a home inspector, we have some reputable ones that you can choose from. please advise us on this matter. You will need to provide your contact information to the home inspector so he can send you the report afterwards.

Once Scheduled:

  • Let us know the date and time so we can confirm it with the seller’s Realtor.
  • Bring your cash, cheque, credit card or other means of payment to the inspection to pay the inspector directly.

Scheduling a timely inspection is a critical step in ensuring the home you are purchasing is in good condition and helps you avoid any surprises down the road.
Remember, there’s no such thing as perfect home, even if it’s brand new so know what you can and can’t compromise on.
