Step 25 to Buying A Home: Attend a Buyer Walkthrough

Buyer walk through or Final Buyer Visit is normally set a few days before closing. This is the time you can bring some of your close family to see the home that you fell in love with. Please advise your Realtor (that’s us!) if you’re bringing people other than the buyers (that’s you!) in the buyer walk through. There are occasions when the sellers have not completely packed their stuff yet and will not allow extra people in the house for security reasons. Please don’t be upset and respect the seller’s request as this is probably an emotional and stressful time for them. After all, you’ll be able to show off your house soon enough.

During the buyer walk through, we’ll test that the appliances are still the same and are still working, windows are opening and all the things that we did not get to see during the previous visits. This is also the time to measure things up if you did not get the chance to do that during the home inspection. If the house is not vacant, please refrain from taking photos nor posting things in social media. the house is still not yours so please respect the privacy of the owner. The walk-through is usually 30-60 mins in length. If there are things that you missed during the inspection – this is not the time to re-negotiate or ask for repairs. That is completed during the conditional period.
